How much rain can Southern Bali absorb before it starts to flood.

Riding the Tide: Living and Investing in Southern Bali’s Tropical Reality 🌊🏝️

Southern Bali is synonymous with dreamscapes—world-class surf breaks, golden sunsets, and a real estate market that continues to sizzle.

Sanur Beach, home of PT Bali luxury villas

Whether you are looking to buy a permanent villa in Sanur, lease a trendy cafe space in Canggu, or simply find the perfect rental for your digital nomad journey in Saba, the allure is undeniable.

But as any seasoned local or savvy investor will tell you, living in paradise comes with its own set of seasonal surprises.

The Tropical Pulse: Why Southern Bali Remains the Place to Be ✨🏠

From the cliffside luxury of Bingin to the bustling streets of Seminyak, and Sanur Southern Bali offers a lifestyle that is hard to replicate.

The investment potential remains high, with high rental yields and a constant influx of international interest. However, part of being a smart buyer or resident means understanding the "Island Flow"—the way the infrastructure handles the peak of the rainy season.

Weather Watch: The February 24th Flash Floods 🌧️🚜

Today provided a stark reminder of the island's raw tropical power. Heavy monsoon rains swept through the southern regions, causing significant flash flooding across major thoroughfares and low-lying residential areas.

For those looking to rent or buy, today’s events highlight the importance of checking drainage systems and elevation before signing a contract.

While the water usually recedes as quickly as it rises, it’s a day for the history books (and for staying off the motorbikes!).

In southern Bali, particularly around the Denpasar and Sanur areas where you operate, the soil's infiltration rate—the amount of water it can absorb per hour—typically ranges from 1.10 mm/hr to 2.81 mm/hr.

This is generally classified as a medium to slow infiltration rate. The low figures are primarily due to the local lithology, which consists of compact volcanic products like breccias, tuff, and solid lava, often topped with sandy clay or sandy silt.

Regional Breakdown (MM/HR)

Based on technical studies from the Denpasar region, here is the estimated capacity for different sectors:

Area of Southern BaliEstimated Absorption Rate (mm/hr)
North & East Denpasar1.10 – 2.81
South Denpasar (Sanur/Serangan)1.10 – 2.12
West Denpasar1.10 – 1.66

Factors Influencing Your Properties

As a developer in Sanur, a few specific local factors will impact how water moves on your land:

  • Soil Texture: Much of the soil cover in the south is sandy clay or sandy silt. While sand allows for faster drainage, the clay content "plugs" the pores, significantly slowing the vertical movement of water.

  • Urbanization & Compaction: In built-up villa complexes, soil compaction from construction and a high percentage of "non-permeable" surfaces (paving, roofs) further reduce these natural rates, often leading to the surface runoff issues common during the monsoon.

  • Vegetation: Densely planted garden areas can improve these rates significantly compared to open, compacted ground, as root systems create macro-pores that help water bypass the dense clay layers.

Here is a look at the scenes unfolding across the south today:

Smart Moves: Tips for Future Bali Residents 💡📝

If you are currently scouting properties, don't let a little water dampen your spirits! Instead, use it as a learning tool:

  • Visit in the Rain: Always try to see a property during a heavy downpour to see how the roof and garden handle the runoff.

  • Check the Access: Is your dream villa at the bottom of a steep hill? Ensure the "gang" (alleyway) has proper drainage.

  • Infrastructure Matters: Invest in areas where the local community and government are actively improving roads and water management.

Bali is an island of resilience and beauty. Even on a flooded day, the community spirit shines through as neighbors help neighbors navigate the streets. It’s all part of the wild, wonderful experience of calling this island home.

Stay dry, stay safe, and keep dreaming of that sunset! 🌅

Heavy Rains And Strong Winds Hit Bali’s Top Tourism Destinations

The Bali Sun

We may be over the peak of the rainy season here in Bali, but the weather is far from stable. With heavy rains and strong winds hitting many parts of the island this weekend, tourists are reminded that it is still essential to keep one eye on the forecast.

Bali is a destination synonymous with sun, sea, and sand, but for four months of the year at least, the rainy season is the master of our days. The 2025/6 rainy season has been one of the most devastating in recent history.

Back in September 2025, Bali was hit by the worst flooding in over 70 years, with Central Denpasar being the worst affected. Typically, rainy season storms do not arrive until late October or early November, but this year the rains arrived both early and more intensely.

The Bali Regional Disaster Management Agency (BPBD) recorded two major incidents over the weekend and is calling on the public to remain vigilant as more rain is forecast this week.

Speaking to reporters, the Head of the Bali BPBD, Gede Agung Teja Bhunsana, explained, “Rain occurred in Buleleng, Tabanan, Denpasar, Badung, Jembrana, Gianyar, Bangli, Karangasem, while the incidents in Denpasar and Bangli have been handled.”

The two incidents in question were major tree-falling incidents on Jalan Pulau Moyo in Denpasar, following heavy rain and landslides in Kubusalya Village in Bangli Regency.

Bhunsana told reporters, “The peak of the rainy season remains, as previously predicted, from January to the end of February, after which the rain will gradually decrease.”

He added, “Winds have also increased slightly, potentially causing tree falls, and westerly currents are still carrying debris to the west coast of Bali.” He called on communities to come together to help keep waterways clear so as to reduce the risk of flooding.

Alongside flood water, falling trees have proven to be the most devastating aspect of this rainy season. Over the weekend, the iconic and much-loved tree in the garden at Shotgun Social at Pantai Sindhu fell, causing huge damage to the restaurant buildings.

While no one was hurt and the team is practising gratitude for the opportunity for reflection, the impact of the fallen tree is undeniably huge.

The Shotgun Social has confirmed that while the space has now reopened, the playground area will be temporarily closed while the equipment can be safely rebuilt.

Community members have been sharing their photos of the beloved tree, and the Shotgun Social team noted that it’s been an emotional time for everyone, as the space holds so many memories for so many people.

This is not the first beloved tree to fall in Bali in the last week. On Sunday, 15th February, the famous 300-year-old Banyan Tree that stood next to the Ubud Water Palace Main Office in the courtyard of Puri Kantoran, fell.

Speaking at the time of the incident, the caretaker of Ubud Water Palace Office, Tjokorda Gede Asmara Putra Sukawati, shared, “We took great care of this banyan tree. We even went to the Regional Disaster Management Agency (BPBD) several times to have it pruned.”

“We also removed any parasitic plants that had attached themselves to the tree. It’s truly a shame that this tree, over 300 years old, had to fall. If new shoots emerge, we will certainly take care of them.”

The tree fell in the mid-afternoon, and while several cars were crushed, as well as parts of nearby buildings, there were no casualties.

Tourists can keep up to date with the latest weather forecast for Bali, as well as forecasts for wave heights, which is important for fast boat crossings and maritime tourism activities, at the Bali Meteorology, Climatology and Geophysics Agency Instagram account.

Important weather warnings are also posted here, with forecasts shared in both Bahasa Indonesia and English. More heavy rains and strong winds are forecast for Tuesday and throughout the week ahead.
